Rental Qualifications and Application Information
Required Information – Government issued ID, 2 most recent pay stubs (or 2 years tax returns if self-employed), pet photo taken with applicant (if applicable). Landlord contact info for last 3 years. All adults aged 18+ must apply & pay a $40 app fee.
Security Deposit - Generally, one month's rent + $100 for applicants with positive previous rental history and a credit score over 650. A Security Deposit of 2x rent may be accepted for applicants without previous rental history or applicants with no credit score (non file). Note: Co-Signers are not accepted on residential units. Pets will increase the Security Deposit depending on owner policy.
Common Reasons to be Declined – Incomplete application, evictions, collections from landlords, credit score below 650, issues with late payments within the last three months, insufficient credit, insufficient rental history, insufficient income (below 2.5x rent), unsatisfactory references, non-discharged bankruptcies, unqualified co-occupants, non approved animals, and/or move in dates too far in future.
Criminal Policy – Applicants that are registered sex offenders will be denied. Also grounds for denial are any felony convictions within the last 7 years of illegal manufacture or distribution of a controlled substance; or felony convictions that involved crimes resulting in bodily harm or intentional damage or destruction of property

Applications will not be considered until you have viewed the property. We recommend waiting until after your appointment to see the property to complete the application. Application fees via e-check or credit card will be due at time of submission. Online Applications can be found below. If needed, we can email or fax a paper application.
